Terms
1. All available suites
are reserved on the basis of availability
2. All rental periods
are 'paid on
arrival.
3. Payment terms are cash,
check or money order. We do not transact payment via credit
card.
4. Subletting or timesharing is
not
permitted, unless authorized in
advance by the management.
Approved subleases will be subject
to our house policies.
5.Reunions and large groups
are subject to a surcharge. Due to local occupancy ordinances,
our facility will accommodate up to 20 persons (including

RESERVATIONS
1. All Reservations are secured (locked-in) with
our Confirmation. Until a Confirmation is received by a
guest, the rental unit is NOT considered reserved for that
guest.
2. We do not "hold" rooms for any period
for a call back to secure a reservation. On this basis there
is no priority on the order of inquiry. Vacancies are booked
on good-faith commitment and/or a payment commitment/deposit
transaction.
3.We reserve the right to entertain all
inquiries for available vacancies. For security reasons
we are not obligated to divulge correspondence or prospective
guests inquiring on the same vacancy, or the order or priority
of these inquiries.
CHECK-IN, CHECK-OUT
We cannot accommodate check-ins earlier than 4PM,
and we expect guests to check-out promptly at 11AM as stated
in our Confirmation.
Our affordable rates are possible because we maintain a
lean staff that can manage cleaning and restocking our units
between stays based on time windows between these Check-in
& Check-out times.
Deposit & Cancellation Policy
1. Advance deposit of
30% (rounded @ $5) required for reservations on weekly,
monthly, and seasonal rentals, and weekends for groups (2
or more units). Deposits are not required on single party
weekend reservations. For more information about our Deposit

2. Cancellation Policy - For
weekend stays, we would appreciate a 3-day notice to give
us time to rebook the unit. For Full Week stays, 30
day advance cancellation notice prior to reservation
occupancy
date for deposit refund, otherwise
deposit is forfeited.If a cancellation occurs during and
before the end of the reserved rental period then the deposit
and residual rental fees paid for the rental unit will be
forefeited and will not be refunded unless the management
is able to rebook the unit for the remaining rental period
to recover those fees.
3. All deposits will be applied
to the total rent fee due at the time of
occupancy with exception of the monthly/seasonal rental.
Deposit on seasonal (monthly) rental will be
held until the end of the term, or
will be forfeited if a cancellation
occurs before completion of the
seasonal rental.
4. On weekend or partial week bookings
when deposit is not required, we require at least a 3-day
advance notification of cancellation. |

House
Policies
1. We have a "Quiet Time"
policy. Between 10 PM and 10 AM, we ask that our
guests observe this quiet time period so there is minimal
disturbance to surrounding neighbors. Our facility is located
in a residential area with family homes on all sides.
2 .Housekeeping is scheduled
between stays. There is no 'daily maid' service, however,
linens will be changed out mid-week, during weekly rentals,
or stays 4 nights or longer.
3 . Union Pier Summer House is a Smoke
free facility. In consideration for the health and
safety of all of our guests, smoking must be confined to outdoor
decks.
4 . Children are welcomed.
In consideration for all our guests, we ask that parents monitor
children while on the premises.
5 . Sorry, we do not allow pets,
regardless of size or how "well behaved". The only
exception are seeing eye dogs for the visually impaired. If
you cannot part with your pet the following resources list

6. Telephone hook-up must
be prearranged directly with the telephone company at renter's
expense. Phones are not otherwise provided in the rental
suite.
7. Cable/WiFi Internet is a "free-to-guest"
service. It is provided at the will and discretion
of the management and not factored into the rental rates.
Therefore, there is no compensation on guest bill should
there be an outage or disruption of service during guest's
stay. If you bring a computer, please bring a surge suppressor.
We will not be held responsible for damage to guest computers/media
devices due to any power surges at our facility. Cable channel
programming and Wifi configuration are pre-set by the management
under contract with the provider and will not be modified
to accommodate the vacation rental.
8. We do not provide storage
for bicycles, beach or recreation equipment.
9. We do not provide parking for
RV's boat trailers, and campers.
10. Management will not be responsible
for lost or missing personal items.
11. All our guests are
expected to
honor the rules posted at our
nearby Chikaming Township
beach. There is no ramp access for
boats or jet skis at this beach.
12. Our Guests may receive their
own guests during their stay, however they are
expected to observe the house rules during their visit.
