	Reservations		House Protocols
	At this time, we are not booking Reunions and Groups in the months of July & August. We have a 5-Suite minimum reservation policy. We cannot book large groups or reunions that require less than 5 suites. Our maximum occupancy for groups is 20-22 persons, including children. This number is based on available sleeping space and local fire marshall occupancy ordinances. Reservations are based on availability at time of original inquiry. To assure availability, we recommend booking 10-12 months in advance.		We have a "Quiet Time" policy. Between 10 PM and 10 AM, we ask that our guests observe this quiet time period so there is minimal disturbance to surrounding neighbors. Our facility is located in a residential area with family homes on all sides. We discourage the use of loud "boom boxes" or other forms of amplified entertainment on our grounds. Children should regard indoors as "Quiet Space" and refrain from jumping, running, slamming doors, etc. For more information about our policy for children, Click Here.
	Rates/Deposits		Utilities
	Because of high rental demand in our area, we do not offer "group discounts". The standard summer rate and off-season rate applies to all suites. Our standard Internet Discount however still applies. All booked suites require a deposit to confirm the reservation. The "rental deposit" is applied to the balance due. We require a $100 maintenance surcharge for all large groups and reunions, added to the total balance. Based on our experience, this is necessary to cover the cost of additional housekeeping, and facility maintenance, grounds recovery, and returning stray furniture, utensils, and dishes to original units.		Our hot water supply is adequate to service our facility, however, with a large party, it will be necessary to be mindful of periods of time when showers are running at the same time. Keeping showers at 5 minutes each will assure that there is an adequate supply for everyone. All our suites are equipped with window air conditioners and will adequately cool each unit. We ask that the air conditioning units not be set to "Max" since this overloads the coils and makes them freeze up. The end result is that the unit will cease work properly. The same principle applies to our refrigerators.
	Facilities		Parking
	We have no large indoor "Common" area for dining or gatherings. Our grounds are equipped with picnic tables and barbeque grills, including a large commercial size grill for group events. For the safety of our guests we ask that burning candles not be lit indoors, and that our no-smoking indoors policy be observed.		We have adequate parking in front of and along side of our property (along the hedge), assuming there is one vehicle per rental unit. Additional autos will have to park parallel across the street. We cannot accommodate parking for RV's, Jet Ski trailers, or Boat trailers or campers.
			Using our Township Beach
	Our grounds have adequate play area for children, and for their safety, they should stay within then hedged in area and refrain from playing in the street.		We ask all our guests to observe the rules posted at the beach entrance. Please do not bring our lawn chairs, blankets or linens to the beach.
